Rewiring your home
When is a rewire needed?
Maintaining your home’s electrical system is crucial for safety and avoiding hazards such as electrical fires. Regular checks can help identify problems early.
Homes over 25 years old may need rewiring. Inspections are recommended every 10 years for homeowners and every 5 years for landlords. Rewiring is necessary when systems become unsafe, outdated, or if major electrical work is added.

Indicators include discoloured sockets, frequent blown fuses, buzzing noises, burning smells, flickering lights, cable insulation is perishing and outdated (wooden backed) fuse boxes.
-
Rewiring can be disruptive, involving lifting floors and drilling walls. It typically occurs in two stages: replacing cabling, circuits, and back boxes (known as first fix), followed by installing fixtures and connecting the system (known as second fix).

Wiring regulations are in place to protect you, your family, and your home from electrical hazards. It is the landlord’s responsibility to ensure that they have proof that all electrical work carried out on their property has been completed according to current regulations and is safe. The best way for a landlord to provide you with proof your rented accommodation is electrically safe, is to provide you with an electrical installation certificate, or a condition report.
