JCE have recently received our certificate, to show we have been assessed and are competent to provide Electrical Safety Inspections in the private rental sector. With the new law that has recently passed regarding Electrical Safety Inspections, we have already seen an increase from our customer wishing to have these inspections carried out on their own home and rental properties.
Landlords are now required by law to have the periodic inspection carried out on all rental properties. If a new tenant is moving in, this needs to be completed and ideally any remedial works prior to them moving in.
Should you have a a tenant currently in the property, you have until April 2021, unless the tenant move out and a new tenant is expected to move in, then you would be required to have the periodic inspection carried out prior to the tenant moving in.
All tenants should receive a copy of the certificate upon moving into the property, or within 28 days of the certificate being issued.
It may well be worth while creating a folder with all the certificates in one place, i.e. electrical certificate and gas certificate along with any other manuals the tenants and yourself can refer too.
